Phase 3 of Nove Olendry introduces two modern residential buildings (Czarnucha 15 and 19), each offering 49 stylish and energy-efficient residential units. With a variety of layouts and an average size of 50 m², these turnkey rental homes are ideal for young professionals, couples, and growing families.

Each residential unit at Nove Olendry is thoughtfully designed with comfort, sustainability, and style in mind. All homes come fully furnished and decorated, with furniture included in the rental price. From energy-efficient appliances to elegant finishes, our units are move-in ready and every detail has been carefully considered to make you feel at home from day one.

Viewings will be possible starting from the end of September, and the first residential units will be handed over around mid-October.

How can I apply for an apartment?

Simply click the Apply for an Apartment button on this page and fill out the short form. Our team will contact you with next steps and availability.

To complete your application we will need a valid identification document (ID card, passport or residence permit), your current address (and correspondence address, if applicable), a Polish PESEL number (if available) and proof of income or employment (pay slip, employer statement or bank statement.

The rental agreement is in the form of an “umowa najmu instytucjonalnego” (an institutional lease agreement for rental properties managed by businesses or institutions). Therefore, we require a declaration of an available alternative address.

Additionally, a notarial declaration of voluntary eviction (oświadczenie najemcy) is required. This declaration will be signed simultaneously with the rental agreement at the notary office.

The security deposit and first month’s rent must be paid after signing at the notary and before the rental start date.

If you sign your institutional lease agreement before October 1, 2025, we will cover the full notary costs.

What types of apartments are available?

Nove Olendry includes 98 turnkey rental residential units across two buildings. Units average 50 m² and are available in various layouts, fully furnished and ready to move in.

Type A: studio with separate bathroom, 31m2, private terrace or balcony, and one parking space

Type B: one-bedroom apartment with private bathroom, 37m2, private terrace or balcony and one parking space

Type C: one-bedroom apartment, 45m2, private terrace or balcony and one parking space

Type D: two-bedroom apartment, 55m2, private terrace or balcony and one parking space

What is the monthly rent?

The monthly rent depends on the type of apartment and the length of your contract. We offer one-, two-, three-, or four-year contracts, with increasing discounts for stays longer than one year. The longer your contract, the greater the discount, as we truly appreciate tenants who choose to stay with us for an extended period.

The discount rates are as follows: 2% per month for a two-year contract, 3% for a three-year contract, and 5% for a four-year contract.

Type A: 2.795 PLN per month

Type B: 3.095 PLN per month

Type C: 3.595 PLN per month

Type D: 4.495 PLN per month

The rent price includes furniture and one parking space, but excludes services charges

What are the service charges?

A monthly advance payment for service charges is required, based on the size of the studio. These charges are divided into two categories: media costs and operating costs, both provided by the landlord.

  • Media costs include hot and cold water, central heating, electricity, and sewage disposal.
  • Operating costs cover, among others, waste removal, internet, cleaning of common areas and windows, green maintenance, caretaker services, 24/7 support contracts, and administrative fees.

Service charges are settled once a year based on the actual costs incurred. After the end of the contract, a final settlement of the service charges will be provided.

When will the apartments be ready for move-in?

The apartments are scheduled for completion and handover in October 2025. You can apply now to secure your preferred unit in advance.

What amenities are included in the building or complex?

Each apartment comes with its own parking space. Additional parking spaces can be rented (150 PLN per month).

Furthermore, you will have the option to rent a storage unit (100 PLN per month).

The complex includes a bicycle storage, internet and WiFi (included in the service charges). A resident you can enjoy a green environment, with a small playground in front of the complex.

The area is also close to shops, schools, and recreational areas.

All apartments in Nove Olendry are available for rent. They are designed for long-term living with high-quality finishes and low-maintenance features.

Yes! Nove Olendry is just minutes from the Łokietka and Naramowice tram and bus stop, with direct connections to Poznan city centre. And close proximity to the 92 highway junction makes it easy to reach the city center, universities, and other key destinations.

Plaza Resident Services, also part of the Mosaic World group of real estate companies, is responsible for the daily management of the Nove Olendry project. We do this by offering students, new residents and city starters of all sorts smart, smaller urban living spaces to make into their own homes and the residential services to help knit those homes into a real community.
